Spic N Span not really doing the job

Hey guys back from a 10 day rd trip and wanted to tackle cleaning and sealing the roof . I'm up on the roof and using diluted spic n Span but it's just not taking the blk stains out? Should I sprinkle some across the entire roof and try that way? I didn't want to seal the blk stains in with aerospace . Kinda defeats the purpose. Does Dawn work better for stains ?

I had similar results with spic n span as well as Murphy oil soap. I ended up using my power washer.

Try the Spic n Span full strength with a nylon brush. My roof isn't bright white like it was when it was new but it isn't terrible.

It's probably mold or mildew.

CLEANING MOLD AND/OR MILDEW FROM RUBBER ROOFING MATERIALS NEEDED:
BUCKET OF WATER
SPONGE
MEDIUM BRISTLE BRUSH
TILEX BATHROOM CLEANER
There are no ingredients in EPDM rubber roofing that will promote the growth of mold and/or mildew. Atmospheric dirt, shade, sun, humidity and moisture are some of the contributing factors that form mold and/or mildew. Regular cleaning of your rubber roof will help prevent mold and/or mildew from forming on the EPDM roof. Dicor recommends that you wash your roof an average of 3-4 times a year using a non-abrasive cleaner and a medium plastic bristle brush. Mold and/or mildew on your EPDM roof is simply a parasite that attaches itself to the roof and grows – similar to bathroom mold that grows in your shower. It does not attack the membrane but is unsightly and if allowed to grow will discolor the roof completely and may become a stain that cannot be removed.
Please note, the removal of mold and/or mildew is not a job to be rushed. Allow ample time to complete the job and follow instructions carefully. Although the products mentioned will not harm your roof, if you do not follow the instructions, other areas could be affected.

Definitely much better than it was but not perfect. You can see slight dirt mark swirls which will not come out no matter how much I scrub or whether I use it full strength etc...

What ever you use do a small test patch first to make sure you are damaging the roof

I used a Mr. Clean Magic Eraser mop [with a small bucket of water] on mine and it came out looking great without a lot of mess.

Thanks everyone.
I will try those options next time. The spic and spam straight up with a lil blue Dawn was better but still not perfect. I washed it about 3 xs and it made a huge mess so I had to wash the camper. Even after washing the streaks from the roof would not come off. Had to go over it a 2nd time then decided to wax after. Full days worth of work. I'm exhausted. Lol
Suppose to rain tomorrow so still debating whether to seal the roof with the aerospace or just leave it for another time since it didn't come out as good as I hoped.

I cleaned my roof using a dilute mixture of liquid laundry detergent(Sun), a long handled automotive bristled brush, and my handy dandy Harbor Freight electric 1650# pressure washer. I sprayed the detergent/water mixture onto a small area then brushed it in as well as I could. Then I rinsed with the pressure washer. Before I finished half the roof, I had to have DW send up my sunglasses. The sun's glare off the clean roof was blinding me and I was fearful of stepping over the edge. The sides didn't clean well with the same process. I had black streaks everywhere. I bought some totally awsome in a spray bottle at Dollar Tree and have tried it over the water heater where I had a big soot mark from the spider in the burner tube...it removed the soot and underlying black streak with just a wipe. I will spray more on the walls when I have time to see if I can remove all the black streaks. .... Swampy

I use the Spic and Span granular directly sprinkled on the roof after hosing off. Sometimes the second scrubbing gets it done. My fire hose spray attachment does a good job as well with the regular pressure.

Some dealers do PW the roofs, but I would be very careful with that approach as there are varying degrees of pressure washer ratings and tips.
