Question Low Point Drain constant leak

So we had our first trip of the year this past weekend with our brand new trailer - and overall it was a success.

One thing we didn't expect was "the wet spot" -under the front low point drain on our Seismic 3210 Toy Hauler, there was a near-constant trickle, or sometimes just a drip from the drain.

We really don't know what that drain is for, there is no valve on it and mostly wondering if it is "normal"???

Here is a short clip:

(Sorry for the Vertical Video Syndrome, but it seemed this orientation allowed me to zoom in better on the valve and flow in a relatively dark environment under the trailer!)

Any ideas???? STUMPED.

those low point drains are for when you winterize the camper or when you want to clear the lines of water What I would suggest is to find the valve on the inside of the camper and to pull the handle up and then push it down Its possible that the drain valve isn't fully closed

The water looks to be from the vent/overflow tube, not the low point drain. 'Leaks' from the vent/overflow are common when the tanks are full.

I'm sure others will chime, too, that know more about your trailer.

The valve is probably directly above it. If it's near the basement compartment there is probably a panel inside that you need to remove to get to the valve(s). There could be a very small piece of plastic from when they cut the water lines that is stuck in the valve.

My thoughts, too. The low point drains should have a valve on each line that are accessible from below. There are no valves on these lines. I suspect they are the overflow tubes from your fresh tanks. I know when my tanks are full when the water begins to trickle out like in your video. But they shouldn't drip like that all weekend. Not sure what would cause that.

Were you hooked up to city water? If so, the check valve that separates the city water inlet from the pump outlet is sticking open a little and water has filled your tanks to overflowing. Just a guess.

Not on the units with the Thermal Package, the valves are inside, above the basement floor or interior floor so they don't freeze.

Normally when you see two lines that are together like the OP has in his video they are low point drains one for the hot line and one for the cold lines They will have a valve inside of the camper that you need to pull up on to open and push down to close. From what I have seen of overver flow drains is you normally see a single line for that purpose. My money is on a slightly open low point drain valve

No city water, we were dry camping with approx 1/3 tankload of water (another "oops" / learning experience.)

I also noticed that even when no water was running, the water pump would intermittently fire up - I assume to re-pressurize the plumbing system like a jet pump would on an acreage with a leaky toilet.

We turned off the jet pump when not in use because we didn't have enough water with us to waste. I noticed anytime later when I needed water and would flip the switch on to power the pump, that it would then run for about 10 seconds -a pretty long time, it would seem.

To me, it seems like there is a leak somewhere, but I just don't know what those drain tubes are for. The area above it on the side of the trailer is marked as low point drain, hence my thread title, but I really don't know.

As for where this is - it is the side opposite the driver side, directly underneath the passthru storage. I also noticed a slight "hum" from the panel to my left when looking into that passthru storage, when really nothing was in use. The fridge/freezer is further over, on the other side of the entrance door, so I don't think the hum is from that.

Clearly lots to learn with this new rig...

That sounds spot on -but what kind of valve do you mean? I have the winterize/sanitize/fill valves on the other side of hte trailer. other than that, the only valves I know of are faucets and the toilet inside -and those aren't leaking.

Is there another valve somewhere I should be looking for? I'm actually pretty decent with plumbing, I just don't know JACK about trailers. Yet....

if you look at the water lines directly abobe when the lines are that exit the camper you will see what looks like a T handle the will either pull up or outwards or push down or inwards That is the valve May be black in color I would try pushing it in first as it may have not been fully closed. The fact you saying that the pump ran from time to time would indicate that it isn't fully closed

If the t-handle does not close with a snap or a click feel and sound, then there may be some sediment blocking the valve from seating and closing properly. To remedy, clean and lube the T-valve with keg lube, for example, which is food grade. The valve should then seat and close properly.

To remove the T-valve, remove the metal clip just below the handle and don't lose it for the reinstall after the clean and lube.

Not always. My 2015 32RLDS has the thermal package and my low point drain valves are below the sealed underbelly.

Take off the rear wall panel in the basement, there may be shut-off valves behind the panel for the low point drains.

very strange I have a 2004 Jay Feather that has a open under-belly and all the low point drain valves (3 sets of them) are all located inside of the camper. Wish I had taken a pic of them

I have replaced all 3 of my low point drain valves as they all leaked and no matter what I did continued to do so....just plastic POS IMO. I went to HD and replaced them with brass 1/4 turn ball valves. I will be doing the same to the plastic ball valves on the HWT by-pass as two of them popped the seals....and yes I did winterize properly :-)

Will have to remove some paneling to see that. Will need to be tomorrow. Those drain tubes go up through some black material and "up" -not sure where to.

Will need to dig in tomorrow I guess. Thanks!

they should be in an area that is accessible. Look for your water lines in the area above the drain tubes

I have a 2015. The fresh water tanks (Elite package) have drain valves on the exterior of the camper to drain.


The low point drain lines have piping that extends through the insulation, but a valve inside the camper. Mine is actually in the bathroom, under the sink, back in a hidden corner. I can't even really see inside there, I know where it is and open and close by feel.


Mine also leaked slightly last trip. I think it is likely some debris causing the valve to not seat 100%. If it continues throughout the year, I will mention to my dealer when I bring it back for other warranty issues.
