We looked for 10 years until we found the place. It turned out to be a rich land baron that was liquidating a few properties just for some cash to buy Christmas presents. (true story) We paid $125 per acre. At the time the going rate was $500.
There still are bargains to be found. You have to be diligent and know how to search. I have friends that did very well with county tax auctions. Just forget about using a real estate agent. I don't mean to be disrespectful, but you have to understand that people who use agents are looking for top dollar and additionally the buyer must pay the commission.
