Air conditioner leaking

I noticed a few weeks ago that my kiwi 23b is leaking water into the ceiling making it bubble around the ac. I dicored a bunch of seams in the spring but missed the ac. Didn't know I had to do it I guess. What do I need to do to it? Thanks.

Looks to me like someone pulled the bolts down too tight, there should be some space between the bottom of the unit and the roof. You probably need to remove it completely and add a new gasket, but it appears the damage is already done.

A new AC gasket is typically 1 inch thick and the bolts holding the unit to the roof should not typically be any tighter than what it takes to compress the gasket to 1/2 inch.

Here's an inside corner showing a typ. corner condition. Notice the rubber roofing folded over and that "V" cut, well this is the area where the water is seeping in and in the other corner you have an electrical raceway and water can run with the raceway. Now what I would do is when you remove the AC unit from the roof and the area is cleaned would be to run a 4" strip of DiCor tape over the inside edge and cover that "V". Now cut the "V" on the part of the tape that's folded over onto the roof and that should make the exposed roof waterproof.
When you remove the 4 corner bolts the inside flange will drop out and then it's a real clear picture of what needs to be done.

When you install that new gasket those 4 corner bolts just need to be snugged down so do not over tighten them. 5 years is just about max life for that gasket.

Once you have removed the AC unit, then you need to start pulling ceiling paneling to identify the extent of the damage. Hopefully you'll get lucky and the plywood won't be rotten, and once dried out, then you can rebuild the ceiling.

But your first instinct was good: stop the leak.

Reviewing the pic, (IIRC) the telltale (yellow flag) is supposed to be even with the roof. Those are supposed to be how much to crush the gasket for a good seal. The pic seems to show overtightening.

Double check the manual on what's supposed to be there.

Probably about 15 minutes to remove the bolts, wiring connections, and then up on the roof to pull the unit away from its mounted location.

Another 15 minutes to place the new gasket and reverse the above steps.

Your really not that far off if at all because just removing the inner face cover to reach those 4 bolts you have to remove 11 screws. Then you get on the roof and remove the maln cover ( another 4 screws) then turn the unit on its side and scrap off the old gasket(s) 4 , clean the bottom off real well and clean the roof where the AC sits. Now you can stick those gaskets in place and lower the unit then go back inside put every thing back together, go back up on the roof and install the cover, clean up and then your done.

Now to make things easy, when you take the cover off the unit you should take masking tape and outline where the unit sits on the roof so when you set the unit back in place it will line up perfectly for those (4) bolts we've been talking about. And there's more than 1 gasket as you can see.
