Roof Cleaning Help

Hi All,
Looking for advice on how to get my Jayco Alpha rubber roof clean on my 29BHS. I scrubbed the roof pretty good today with "scrubbing bubbles" and the attached pictures show the end results. This roof in a little over a year old. In the past I used 1/3 bleach and 2/3 water mixture on my old camper and that seemed to work good but I care more about this trailer and I do not want to harm the roof in any way. Is the bleach mixture safe? Any recommendations? Are those spots actually mold? Thanks in advance for any help.

Also, I am a big guy 6'8 275. I was on the roof today but I will admit I was a little nervous. I move very slowly and try to stay on the edges and such as much as possible. Is that weight OK?

I used PROTECTALL cleaner and treatment works well a little tough to rinse but cleaned well. Rinsed dirt off as directed but still had to go back over to get chalky residue off. Put treatment on and looked great.

Bob, I think your looking at the color of the roof underneath the white surface. It's hard to tell from the photos but was it still wet when you took these pictures? I don't know what's in scrubbing bubbles but you don't want to use anything with petroleum products in it. Use The Protect All cleaner as suggested above. Than use their sealer.

I would not use anything that isn't made to clean a rubber roof. I also use the 2 step Protect All system to clean and treat the roof.

Bob I would suggest for you .. to get a couple pieces of plywood stand on them while on the roof... this will distribute your weight more... stand on one piece while you move the other one..

Seann45 do you mean full sheets or just a 4-5 square feet. I need to clean my roof in the next couple of weeks.

I've tried lots of different cleaners and all seem to under perform. I finally read the manufacturers literature (Alpha Systems), that came with our 2008, 313RKS. They suggest to use products such as Comet or Spic n Span on the EPDM rubber. I tried the Comet and could not believe how it cleaned the roof. Instead of a brush I used a piece of floor polisher pad, by hand. It helps to release the dirt from the surface without affecting the rubber. Make sure that you rinse well to prevent the residue from the Comet from drying and leaving a white film. The roof is white again for a while!
As for putting a protective product on after cleaning, there is a product called Protect All, sold at Camping World, that is recommended by Alpha Systems, according to the statements on the Protect All web sight. Just Google the name and it is all there. I use the product, applying it with a sponge, by hand , in order to reach the sides of the EPDM that roll over the edge of the roof (slide roofs included) and keep it off the fiberglass sides and windows. It is a clear milky coloured liquid that dries clear.
We have extremes of heat , cold and snow. I'm hoping it will prolong the good condition of the roof, having it act as a barrier, preventing the ice and snow from getting a good grip on the surface and causing damage. I clean and seal the roof twice a year, Spring and Fall.

Hi Beagrv, like Murphie said that looks like the undercoating. I hope there is no damage. I beleave jayco does use the alpha system. they make a primer and resealing compound they also have a care instructions on there website http://www.alphasystemsinc.com/ProductCare

Hi All, thanks for all the advice. The roof is only a year old and it eas built at the factory so it did not sit around. The roof material seems in good condition but just covered with black specks. I called Alpha and they said bleach was fine so i tested a spot and that whitened it up immediately but still not as much as i remember on my other roof but i would be happy with the results for now. The roof handled my weight ok and i think it has rafters like a normal roof and the closer you are to those the better the support. With that said i tried to stay near those rafters and trusses and closer to the edges. I will apply bleach and share the after results.

Those pics look like my old 5er. It sat under a tree that had a lot of sap coming off of it in the summer time and stained the roof. I tryed cleaning it with softscrub but the stains where there to long and would'nt clean up very well.

It would be nice if they did cover roof care in the manual a little more. I think I'll give the protect-all a try

I am nervous about strength of roof but a peice of plywood would make me really nervous. A splinter or a wrong move with the corner of the plywood and you could be looking at patching to roof. Just my thoughts
