Thanks for the replies.
Now here's a question which leads to another thread.
It's stated that delamination of smooth sided trailers is caused mostly by water leaks correct? Now if one only inspects the roof once or twice a year how would they know if they have a issue in the works? Wait until you see water stains forming inside the trailer and say "Oh no I have a problem? Then come on this forum and ask how much is this going to cost me and how do I fix it when it could have been prevented in the first place?
But then again there are people who seldom change the oil in their car and wonder why they develope a rod knock etc....
Get my point?

I am in the slow process of replacing all my roof sealant with Dicor self adhesive tape. They claim you never have to worry about it after you do that..

Not sure that changing your oil or looking at your roof are the same type thing. Looking at your oil and looking at your roof would be the same thing. I can't see all possible conditions of my oil or my roof by simple visual inspection.

Inspection is a process that highly depends on ones ability to understand what they are inspecting for. For example if you are looking for holes then you would expect to have damage already in place if you find one. If you are inspecting for condition of sealers then you are doing something where 10 people doing that same inspection to the same roof would come up with at least several different conclusions.

Prevention is better than inspection......

My trailer is 5 years old and most of the roof caulking is original. I`ve only had to touch up a few places with Dicor, mostly on the front cap. That`s one reason I never could understand why a 6 month or 1 year old trailer would be leaking if properly caulked at the factory. Yet we have heard of that occurring, and in a few instances the owner was blamed by the manufacturer for not inspecting the caulking often enough.

I inspect my roof every trip during the summer time when we are camping at least twice a month. On the off season months I still check it out 1 to 2 times per month when there isn't snow on it. Also during the winter a couple of times a month I open all the storage compartments, closets, cabinets etc and check for any signs of a leak as well as examining the ceiling. I even go as far as to keep the access panel for the shower open and check under there and during camping season I am constantly checking the water line fittings to make sure they aren't leaking. Yes I am obssessive

My trailer is parked by my house so I can look down from my upstairs window and see the roof so I always look for stuff that doesn't look right

I just had a roof inspection done by the dealer since our unit is new. Had an area that needed some work done so while it was there I had them do that. I like to keep as much as possible documented during the warranty process so I let the dealer do it. I used to climb on the roof and sweep off before retracting slide outs but with the new 5th wheeler, I had toppers put on all the slides. Pushing 70 real close now and the wife says I just don't need to be on the roof anymore. I tend to agree with her! Makes a much happier household!
