I'm paying $100.00 per month. The storage lot has security lighting, cameras, access control by DL swipe, and the manager and his wife live on site. Worth it I think.

I don't think the city has any regs. We are not in the city limits. As to the HOA, that would depend on neighborhood. My neighborhood is older & the HOA rules expired & were never renewed. All lots here had to be a minimum of 1 acre ( ours is 1.4 ). So plenty of room around here to construct your own storage. Many homes around here have their own for the RV.

I'm starting to think the pad I built behind my Home is going to become a selling feature.

We're lucky in that we back onto a Hydro Easement. The Hydro Co. says no problem for us to use the land so long as we maintain it and don't put up anything permanent. It saves them $$ to maintain it. Got to like that.
Access is provided by a nice Bike Path we just drive down to access our backyards.

Would like to put up a covered shelter but I havn't had any issues as is.

I have a space on a concrete lot. It's fenced in twice and guarded by the military. It's on an Air Force Base and I pay $10 per month. Most of the summer, its on my driveway though.

Around the Detroit area, the outdoor, gravel, no hookups storage runs ~$1/foot.
