Air b&b for rv camping?

This is a long story but I will try and keep it short. I live in a rural property in northeast Colorado and I recently purchased an adjoining 7 acre lot from my next door neighbor. He was an elderly bachelor who lived in a park model RV. He has had to go into a nursing home so the park model is going to be sold and moved out. Once it is gone I’ll basically have 50 amp full hookups. I’m considering possibly doing an air b&b type single space nightly rv park. The property is rural so dogs wouldn’t need to be leashed and I would build a nice fire pit. We aren’t exactly a tourist hot spot but we are only a few miles off interstate 76 so I’m thinking I may get people passing through on their way to the mountains. There are a few state parks and reservoirs with in a half hour drive. We are right on the south platte river and several state wildlife areas open to the public for hunting deer, turkey, waterfowl and pheasant. As I said it’s not really a tourist hotspot but it would be private, quiet and peaceful. There are a couple of nice big cottonwoods on the property for shade.

As fellow rv’ers does this sound like something that would interest you? Or would I be waisting my time? Do any of you know what website might work? Have you ever rented a private campsite on a property sharing website?

Many rv's are rented out on Airbnb. I have never seen a spot rented out that way. If me, I might look into only allowing monthly rentals or more.

It would be a concern to me that I would be giving up my own privacy.

I don’t really want monthly or long term because I really don’t want neighbors. I figure with the nightly rental most people will be in and out within a day or 2. I’m not too concerned about privacy because there’s at least 150 yards between the campsite and my house and there’s a fence and trees.

You can sign up with harvest hosts. Most their sites don’t have hook-ups so your hook ups would be appealing to harvest host users.

I checked out harvest host and it says you let people stay at your brewery, winery or farm for free so that they buy your wares. I don’t have any wares to sell so I don’t think that would be a good fit. Thanks for the suggestion though.

I hope it works out for you. It does sound like a nice place to park for a few days to hunt in the area. If it is a success put in another parking spot if the cash is available.

Never heard of an RV Airbnb, I really like the idea. On 7 acres, 150 yards from your closest neighbor wouldn't be to bad. Even if they like the radio turned up, or watch TV outside, you would not hear them.

Nice part is, you do not have to spend much to get it setup and going.

I would say we would be interested... Often times we overnight in a KOA while on our way to a destination, This would be a lot better than a KOA...

I would say go for it. You have no significant up front costs (maybe an insurance rider) since the hookup is already there. You might be able to get some notice on sites like campendium, allsatys, etc. to get the word out.

Thank you for everyone’s input. In doing some research I came across a website called hipcamp.com. It appears to be exactly what I am looking for. I will let everyone know how it goes once I am up and running.

I was about to mention hipcamp.

Think about what you would want to charge, what the market will pay, and if it is worth it for one spot.

For those one night spots I'm looking for convenience on my route and a cheaper price. I want a fast, easy check in process and easy access.

Hipcamp

Look at the Hipcamp app. There are other people with this idea; Hipcamp is an app that they use to advertise.
