Update: Septic inspection passed. Completed rest of grading etc today. 4 level sites with nice patio areas. Building FREE laundry room Monday. READY for first RVers.
It's decomposed granite so no dust...dirt..mess etc.


Come on down. FREE night to any JOF members...as long as their is a site.
Lots of room and every site has open view. Lots deer etc. walk to lake 300 ft.

Looks nice, I have a question as to where did you get your front bumper? What brand is it? I would love to visit the store so I can see the options and plan on how much to save for one.

Its a Ranch Hand. I love it.




Took about 30 min to install. I can tell you how on a Dodge.
I used to own a truck accessory store and my old suppliers still sell me what I need. $725

Most all truck accessory stores carry them. Get a uninstalled price if your able to install by your self.

Wichita Falls TX and surrounding lakes all are out of water... Really bad news for the past couple or more years.

Used to visit friend at Lake Kickapoo all the time years past and when the droughts were there the would keep running their docks further out into lake. Looks really strange running out some 200 feet or so haha...

Whats all involved setting up shop. Other than Electrical and Sewer, I guess you have the County to deal with, Insurance items etc...

We regularly went to a great place in The Smokys Mtns Natl Park years ago called ABRAMS CREEK. This has 14 camping spots with rest room. Thats about it. No hookups... Think the sign says 12-foot max trailer size haha... Its a great tent camp site. Has bears too... It has a Abrams hiking trail which goes to a neat Water Falls and also ties into the well known CADES COVE Motor Trail a few miles away up the side of the mountain.

What I like about the North Texas places is at dusk each night you can start up great conversations with the Coyotes...

Sewer and a development permit from the county is the only permit and only inspection is the sewer. Your on your own on everything else. I installed my on, on site treatment center. Had to pay $300 to a registered installer to come and stand around for inspection...govt rules. Had to pay a sanitary engineer for the plans. It has taken me about 6 weeks start to finish after receipt of permits. I had one helper at $100 day for about 12 days. I had the well drilled last year and installed my on pump, 300 ft. I've done all the digging, trenching, plumbing, electricial, grading, leveling etc myself.
Now ready. I did install a seperate dump station today for any travelers just needing to dump.
My permit is for up to a 2500 sq ft house so my septic is actually rated for 12 RVs...I might get tired of this in a few years and build a spec house when the lake comes back up. If so I'm good to go. No more permits required.
I'm in the county, no city restrictions.
