I would think $450 is a little high unless he offered a guarantee that was worth something that if he missed an issue he would pay to fix it. Otherwise I would like to get a couple quotes.
In my case I don't see how he would have noticed a leak in my front window that only showed up at high speeds in heavy rains. If this were a used unit for big bucks an inspection makes a lot of sense if you are not experienced.
Most stuff, like a leaky pipe, bad furnace, AC, fridge, lights, etc. should show up in a good pre-delivery inspection. Before you sign, ask the guy to leave and go back through everything yourself to make sure -A it works and B you know how to make it work. don't forget that "if it ain't in writing, it don't exist"
