The unit probably is about due for new tires, check the date code on the tires. 5-7 years is about the life of a trailer tire. The tires on the unit probably were made in 2007. Tires can look very good and still need replacing. Also check for any signs of water. Water leaks can be expensive to repair. Also check the roof carefully, especially the caulking.
