KOA Owner Seeks Permit For Tiny Home Park

RV parks see the writing on the wall, "$$$$$$$$$$$". We have stayed at RV parks that have started putting the "Tiny Houses" on some of there RV sites and the one we stay at has increased their total by 50% in the last 2 years. My thoughts are, in the future we will see less RV park expansion or new starts because the $$$ will be in the Tiny Home parks.

The Silt Board of Trustees has approved a rezoning request from Camp Colorado River, owner of the Silt KOA campground, to transform unused adjacent land into a 70-unit tiny home community.

As partner Alan Danson explains, the project is still in very early stages. But, he added how excited the Silt town board was of the project and said the next step will be to go before the Silt Planning and Zoning Commission for approval on the actual design of the homes.
"We understand that housing is in really short supply, and this provides another option that might be attractive," said Silt Town Administrator Jeff Layman of the project. "We are hoping it will find a nitch and be an exciting development for our community."
Layman said the board has been interested in tiny homes. At its Dec. 10 meeting, the Silt board voted unanimously in favor of the property rezone, moving the project to the design and pre-marketing phase.

The 70-unit planned residential community, called "River Run," is believed to be the largest planned tiny home community in Colorado.
Danson believes the CCR team's experience with the successful Colorado River KOA Holiday RV park will provide the background to build a successful project.

"There's no demand right now for commercial development along Interstate 70 in Silt," he explained. "We wanted to develop a residential community using the same skills we have and used to develop the campground." He believes that there is considerable unmet demand for reasonably priced housing of approximately 400 square feet per unit that CCR is targeting in its River Run community. "You can't pick up the paper in this area without reading a story any given day about the shortage of housing for workers and people," he explained. "The reason this makes sense is we are doing it almost identical to the campground, but the campground is short term. Hopefully, this a long term solution for people."

The River Run community will be built on 8 acres adjacent to the RV park. It will consist of 70 "spacious and attractively landscaped tiny home sites arranged on a level, 5.4- acre lawn," according to marketing material for the project. Danson said CCR will soon choose one of several reliable home manufacturers that it is evaluating to provide homes to River Run residents. Several styles and floor plans, at differing prices, will be offered, and attractive financing options will be provided. CCR will rent the sites to home buyers. Site plan renderings will be available on the River Run website, currently under development, early in 2019, according to Danson. Photos, floor plans and prices of the homes will be available on the website by mid-2019.
CCR expects to begin taking indications of interest in home site rentals and home purchases in the fall of 2019. CCR expects to provide home models for viewing in the spring of 2019. The first homes will be available for move-in by the spring of 2020.
