EPDM Roof Lost?

I have a 2009 308RLS unit. I bought it used 1 year ago and have treated the roof twice. If you will look at the pic, you will notice the black and orange spots. This pic is after I cleaned/treated the roof. Click image for larger version

Is the damage irreversible? I am trying to do my due diligence, but was hoping you folks might have been here/done this before and might pass on your thoughts on the matter.
Thanks,
Shane

Well I do not believe your roof is by any means "lost" as your title suggests. I had a 5 year old Coachman trailer before this Jacyo where black spots were on the roof that would not come off. Turns out they were the next layer under the white layer and were showing through, probably from lack of maintanance by the prior owner. I did not keep the trailer long enough to see the end result. Your unit is a bit young to be showing the black layer already, unless there was prior abuse such as treating with the wrong chemicals. With care it is my opinion your roof still has a lot of life left in it. It is also possible this is a stubborn stain and not the next black layer showing through.

As long as it's not leaking and you don't see any signs of cracking and separated materials it's just stains etc.

Worse case would be to throw a coat of rubber roofing on it.

Check all your caulking and seams.

Best regards,
Doug

The spots look more like stains (trees, acid rain, you name it), I have the same thing on my roof.

It looks ok. As long as it is not leaking, just wash it a few times a year.

Clames,
Did you check that your a/c mount bolts are tight?
Remove the inside cover and you can see 1 in each corner I believe. Many experience these loosen with time.

Best regards,
Doug
