When you are on the roof, spend a bit of time inspecting the sealant at the seams and around and roof membrane breaches (vents, etc). You want to see signs that it has been maintained, and is not heavily dried out and cracked. If it looks like it has been touched up a few times, that is a sign of an owner who maintains.
Pop the cover on the AC as well. Is it plugged up with debris or well cleaned.
Make sure you inspect the tenting on the bunk ends for signs of leakage, and the door seals as well. On newer units, separation of the canvas from the opening has been an issue. On older units, the bunk latches can be problematic (but I think they had gone to the standard cargo door latches by 2012 which are easily serviced/replaced).
After looking at several used units, our current resale was pretty obviously well cared for and made our decision much easier. The only thing I really saw wrong was some wear on the tenting on one bunk. But it has held fine, and I went in knowing that if I had to replace it the cost would only be a few hundred bucks.
