Had the same problem

i had the same problem, my camper was 3 years old and i was second owner so jayco said i was SOL. i took it to a local boat canvas builder and had them do a marine grade upgrade with a fiberglass channel and a new rod sewn to the canvas similar to the top of your awning but flexible never had a leak or a problem with it after

Me too, please. I spotted the same problem last month and raised it with my dealer who said that the canvas has to go back to Jayco for repair. My hybrid would be on the injured reserve list for three to four weeks.

I am having the same problem with our new to me 2008 23B. I added a washer to each screw and put G-Flex on the cracks. Check out G-Flex on YouTube. It's good stuff! Hopefully it will last for a while.

Is that the stuff that they sprayed on a screen door then made a rowboat out of it?

No. On YouTube they cut a canoe in half and glue it back together with G-Flex.

I have a 2013 X17Z that I took out this past weekend. I noticed water coming in around the plastic strip that secures the tent to the hard wall, while raining. On closer inspection I noticed that the frame that attaches the tent to the hardball has a dent in it, at the leaking spot. The plactic strip where the screws go through are cracking at the screw heads. I contacted my service dept. at the Jayco dealership and taking it in tomorrow.
