Awning sticks

I did a search and wasn't able to find anything relevant. When deploying the electric awning, the right side (facing trailer) sticks and I need to give it a slight tug to get it going. Once going, it's fine. Retracts fine as well.

Any thoughts as to what is causing this and/or suggestions on fixing it? Thanks!

If it matters, it's a 2017 212QBW.

Dirty tracks.

I spray mine twice a year with either silicone spray or Triflow, then wipe it down.

I'll give that a try. Didn't even think of that because it's new, but cleaning the trailer completely probably didn't happen at the dealer. Thanks!

Also check for binding where the arm sits in the U channel. it is possible that a "bump" has bent it slightly so that it is binding against the arm. Mine is a Carefree of Colorado, your design may different, but check for binding.

When ours was new we had the same issue, we brought it in for se warranty items, and they advised us it's a common complaint. Once I knew to spray it down periodically we have never had an issue. But when I forget, it sticks.
