Floor damage x23b

So I discovered some floor rot in my new to me 2005 x23b. I was cleaning out underneath the bench and the front storage compartment and noticed a soft spot in the flooring. I followed it back from the front storage all the way back to the hot water tank area. I am trying to figure out where the water is coming from. The soft spot is a trail about 5" wide. There is solid flooring the closer you get to the inside walking area of the camper. I plan on taking that bench out and replacing that section of flooring. I guess my question is I am gonna need to take out the hot water tank to replace the spots underneath it, will I need to replace the unit or is it possible to pull it out and reinstall it? Also any ideas where water could be getting in from that general area? The slide out maybe?

I'm not farmilar with the 2005 model. You should be able to remove it and reinstall it. My father had a rotten floor in the same area many years ago. It was caused by a bad caulk job at the factory.

I'm curious about this as well. I have a 2004 that has some floor damage. Our main damage was caused from a failed seal into the storage compartment and as water dripped down the side of the unit from meltoff or rain, it traveled into the unit. We have damage at both ends from this. We keep the camper tipped so nothing pools on the roof, and the water entering the storage department traveled down the unit to the other side. So we have soft wood on both ends

I talked to a dealer last year and he said that in the hybrids, you basically have to replace the entire floor and that you can't do it in pieces. If anybody has information or instructions to the contrary, I'd be might interested to hear ideas.

Yes, we figured out the seal on the outside part of the hot water assembly had a bad seal as well. As water ran down the wall it would hit the top lip of the outside assembly and run inside down the back of the plastic cover into the floor. I took it to my Uncle to work on it as he has had experience with camper repair. Luckily when he pulled the linoleum back the rotting floor stopped before crossing under the bench into the main walking area. He also called to tell me the water tank and plumbing looked pretty new, like it had just recently been replaced. Also, said the floor was luan on top and foam underneath. He said he couldn't feel anything under the foam, is that right?

Laminated floor

The floor in your unit should be a laminated floor. Luan on top foam then Luan for a bottom layer.

I don't know why you couldn't cut out the bad floor, secure steel 4" wide or so around the perimeter of the old floor and install new wood with self tapping screws around entire area.
