Just found a leak in the most unlikely spot

It's from the screw head in the storage hatch door frame. Water just lays in the bottom of that track and if there's just a small pin hole in the caulk around that screw your going to have a leak where the floor meets the side wall on the inside. Luckily that hatch is not carpeted but my other one is and its dry for now. Looks like I'll add a dab or two of caulk on those screw heads after this post.

Yea, I get that. I have sealed all around my storage hatch doors but they still leak. I have come to the realization that they leak through the top piano hinge and then run into the door and down into the frame area. Not sure how to stop it but it really bugs me

Thanks for the heads up Tunce! That's a good idea. I will have to do the same on our storage doors. What kind of caulk did you use? Will a silicone sealant work?
I also need to add a dab of sealant at the top of our awning where the wires for the LED lights go into the side wall. The existing sealant doesn't look like silicone. I'll do a search here on the site to see what other members use.
Troutslayer, I did not know those hinges can leak, thanks. I'll have to keep an eye on those after the next storm moves through.

Think I'll pull the frame on one of the hatch doors to inspect. My previous [not Jayco] didn't have but rubber caulk on the hatch doors. This thread got me thinking.

I used Dicor self-leveling caulk because that's the caulk I had left over from the roof. Put just a dab on the screw head ( with the aid of a heat lamp) for a minute or two and it covered it where the pin hole leak was.
While your at it check the caulk around your kitchen sink because sometimes they forget to caulk it properly.

Good to know... I'd be inclined to remove the screw, cover it with a sealant, then re-install it and then put more sealant over the screw head.

Kind of what I did to 90% of the screws in the whole RV. Removed, filled hole and coated screw head mating surface with geocel and resecured. A lot I changed out for stainless screws. Keeps all from wicking.

I discovered this same issue today on our new trailer. Seems like the gutter drips down right on the hinge.

Icescreamer; Just extend the gutter with 4" 3/4 clear hose and water will be away from the walls. Just use a #6 SS 1/2" screw and drill from the top but screw from the bottom.
Have done this for the last 30 years and works great.

Those storage access doors are easy to seal with High Quality Butyl Tape. The joint of the frame is on top by the hinge and care should be taken to seal this proper.
As BigJohnD said is the proper procedure for sealing the screws. On the outside and under the frame the use of stainless Steel Screws or Bolts etc. is an good idea.

Thanks for the tips ALJO - I will extend those gutters and check that joint and tape as needed. When I was diagnosing earlier it looked like it was coming in there.

The first time out with our in the rain with our new trailer and I found a puddle in the storage compartment. Starcraft never even sealed the screws, the water just ran right down the threads. Put sealer over the top of the heads, and no problems since.

Jayco builders and QA in a hurry?

We did a very thorough inspection of our used 2014 Whitehawk RBOK before purchasing, and I still feel we got a great deal! We are first time buyers/campers, so re researched a bunch, had a few inspection lists, and generally felt we were being too picky sometimes. HOWEVER.....As all of you know, some things only come to light when out for the first few camping trips!

How did they miss that most of the outside kitchen door wasn't even taped, and that the door was hung inside the frame, tight against the back with a 3/8" gap at the front (not sealing on the rubber gasket)? It also sits underneath the gutter that for some unknown reason has a place where the gutter stops and a short piece is poorly "spliced" into it.

Easy! I missed the same issues while inspecting the unit three separate times! Watching the Jayco build video, it shows what a hurry up assembly line looks like. Every assembly line is designed to move along at a fast rate, and even a good QA system will not catch everything.

I did notice the gutters, and saw two similar units with the same configuration, but mine are not lined up, and they leak. It is a used trailer, so everything isn't going to be perfect. The hatch door has been leaking, and some delamination has occurred inside the outside kitchen door near the bottom.

When I get a chance, the whole door frame assembly will have to come out, get sealed and aligned properly, and I will try to do a proper caulking job after the butyl tape seals set in.

Any helpful links or advice for this job would be appreciated!

Great tip to check the storage door seals. I think that is the root of the small amount of water I found in the storage compartment recently. Thought this gap was the culprit, but now I’m checking the hinges and seals of the storage area.
