I would not worry about the tires if pulling it around in a CG. If it sits there 4-5 years the tires could not be trusted on a public road at any highway speed anyway.
I have seen trailers moved from a long term site and the moving company lubed the bearings and replaced the tires which is a prudent precaution on a rig that has sit for years.
