I take the 12 year roof warranty with a big grain of salt. My Alpha Systems EPDM roof failed after 5 1/2 years service. Water was leaking through the membrane where the roof a/c dripped on it in multiple places under each a/c. What was the 12 year warranty going to pay? $227.00 total.
Look at my signature and you will see what I did vs another rubber roof.
I will never ever depend on any rubber roof to keep my rig dry except for the time it takes to have it covered up by RV Flex Armor. Yes, I would do this to a brand new rig before I ever moved in and consider the cost just part of the purchase price.
Caulk? What is that used for? Certainly not on my roof!
