Hit on the head, for the last time.

My bottom two latch slam shut basement storage door has fallen on my head for the last time. If it is latched open for any length of time in the sun, it warms up, and drops. The latch arm itself, finally broke this trip. I just bought a new replacement set of latches to put on. Looks like I'm going to have to peel the putty back where the original latches are attached with screws. If anyone has already replaced these latches, what kind of sealant did you use to seal around the screw holes and bottom of the latches?

Butyl tape is what is used at the factory. You can get some at your dealer's parts counter. It comes in a roll and isn't real expensive. You might be able to find it at a home store, too, but I've never looked for it there.

Maybe your dealer might even give you a small length of it, too. But I bought a roll. It stays soft and pliable and is used for sealing any exterior surface if you have to replace something like that.

Is it the lift arms you're talking about? On both my slam latch doors I had to remove and reinstall the arm supports as the holes the screws were in were stripped at the factory. Mine stay up fine though but it takes both struts to hold them up. If one strut is weak the door will fall down.

Not the lift arms, but the latches that are normally used to secure a storage door underneath a slide out floor, where you can't open the door all the way up.

Not the arm supports, but the latches used to hold up a door that you can't open up all the way do to an overhead slide out floor.
