Split water pressure 2017 28.5 rsts

Hi-
Had this problem since new, dealer says "water pressure adequate", so no help. Out of Factory warranty and fed up enough to try and fix it myself.
When utilizing the tank and pump, the water pressure is fine to kitchen, restroom sink and shower.
When using "City" line (with 60 lb hose regulator,) pressure to kitchen and bath (all outlets in coach) is abysmal. In the shower, water falls vertically within 4 inches of wand. This low flow ( again, under "City pressure only) sometimes won't be enough to keep the on-demand water heater lit. Water flow to Kitchen is the same, almost not there.
I checked the one-way valve, located at the hose connection in the utility box. Removed the valve and connected it to a hose (with the same pressure regulator) and had PLENTY of pressure and flow.
When first turning on any of the faucets, there's what i would call "normal" pressure / flow, but the flow immediately reduces to about half the diameter and volume. I opened up the basement (drivers side behind the utility box) and checked for kinked PEX lines but did not find any. Also looked through the pipe behind the one-way valve for restrictions but didn't see any.
The unit I have before the 2017 RSTS was a 2006 Eagle 291 RLTS. The water pressure in that unit was that the city system was slightly higher than the tank / pump system.
Any input would be appreciated.

City pressure is just about always higher than the pump. Take the regulator off and see what you have. I have had regulators go bad and don’t use one anymore. These trailers are tested at a high pressure now

Hose regulators have a tendency to fail. Always have a new one on hand. Or buy a manual regulator with pressure gauge.

Yes, I agree about the external water pressure regulators. I have used numerous different regulators on this Coach and all have ended up with exactly the same inside pressure situation.

What pressure regulator do you have? The cheap ones are know for a short life. I too would guess you have a bad pressure regulator.

Couple things you can do to determine if your issue is the regulator or if there is a blockage within your camper.

You can buy a second pressure gauge (not regulator) and install it inline right at the city water connection with Wye. This will allow you to see the real world water pressure post regulating.

Have you every done a flow rate test? Real easy, I would do two tests. One with and one without your pressure regulator. Connect your pressure regulator to your hose bib, then add your hose. turn on the water and fill a 5 gallon bucket. Time how long it takes to fill it. Repeat the test without the regulator.

Pending on the pump within your camper. Most stock RV water pumps averaging around 2.5 gpm. Typical flow rates of aftermarket water pumps range is around 2.25-3.5 gpm pending on the model.
