Seneca - Roof Penetration Seals Longevity

Our 2016 spends it's existence in the outdoors exposed to Florida sun. I have noticed an uptick in the amount of white residue washing off the roof down the sides after rains. For those who have done regular roof inspections, how are your roof penetration seals holding up?

I to have the same white chalk coming off. 3 years I’ve been checking and no deterioration.

Get up there with a brush and a bucket of soap and wash the roof real good. That will stop the white stuff from washing down the sides of you rv.

Not I; easier to wash the sides every once in awhile. The white residue doesn't bother me nearly as much as the thought that the seals are one rainstorm away from leaking due to UV aging.

Ours is a 2015 that was built late in the year... This was the seal between our front cap and the fiberglass roof. It leaked in the minor cracks you can see in these pictures...

I purchased two tubes of self leveling Dicor and sealed right over the top of this after cleaning up the loose paint and stuff.

We have a 2014 and our roof seam looks the same with small cracks. I was thinking of a run of eternabond tape along the seam.

And ours also stays outside, although I do try to keep it covered. I wash the roof every year. This year I also applied a coat of NuFinish was with a buffer. Hoping that keeps the pecan trees from staining it too much.

Eternabond may be the trick.

The white stuff is from the roof material and is normal. Has nothing to do with inspecting and re-sealing the seams.

We live full time in florida and 2 times a year i clean the EPDM roof with diluted bleach and dawn in a bug sprayer then a light brushing to remove the mildew and dirt from the roof and then i coat with protect all rubber roof treatment or 303 roof treatment using a sponge mop. helps cut down the white streaks and makes the roof white and cool again. and its an approved cleaning method from Dicor. Make sure you spray down the sides often to keep the bleach from drying on the sides. roof is 5 years old and still looks new.

Our roof is fiberglass and I don't believe it weathers like the EPDM roofing material we had on our previous MH. Am I wrong here?

I treat the roof seams a little different. I cover all the seam sealant with Dicor tape. I use small pieces about 14 inches long, overlap 2 inches, and work from both sides to the middle on the across coach seams. On the front to back seams, I work from the back to the front. I also do this around all vents and openings on the roof. I've done this on the Seneca with black Dicor tape where it goes against the black fiberglass and white Dicor tape where it goes against the white roof. Clean surface with 90% plus rubbing alcohol on paper towels.

I've done this on 2 trailers and now the Seneca and have never had a leak. It protects the Dicor caulking from being exposed to the sun and give an extra layer of protection.

Works for me, your results may vary. Wash roof and ac units once a year to keep oxidation off and clean out the ac.
