This Patio Mate is 19'3" by 7'8" and is around 900 bucks. Cheapest place I found was BJ's. It depends on size of course. I actually had to take my regular awning off which wasn't too bad until it started spinning around since spring loaded. The patio mate awning slides in on same track as RV awning. It did take some time to erect and as flimsy as I thought the screened in Patio mate was gonna be it is solid as a rock.
Site is a little snug but I guess that's the price for being 100 yards from beach.
Expensive I suppose but cheaper than building one with raw materials and less painful.

Another nice added feature is I layed that cheap plastic carpet on the floor but it dries in less than an hour.
Our site which is close to Nubble Lighthouse in York. Too bad it's downpours for the next few weeks!
