Jayco Eagle 312fks with a couple problems

We recently just picked up a 2000 Jayco Eagle 312fks. It's in pretty decent shape but does have a couple small items to get addressed on it. With all the rain we have been having the past couple days we have found a couple leaks in it. There is one leak on the slide out and it's leaking down onto the dinette and couch. I'm thinking this one is the top side seal for the slide out. Does anybody know which would bee the right seal to buy for this?

Also think the seal under the ac unit is leaking a little bit. Rest of roof looks good but I do have a small leak close to the ac unit on the inside.

Any help would be great.
