Liquid Roof...stains

9 months since I put liquid roof product on went on easy and still no leaks..but looks horrible...any of you guys use this?? looks like mildew...company says no....

Looks like maybe mold or the black layer is showing through the EPDM roof material which occurs when the white layer wears off. What was the companies explanation, if any?

I just emailed the pics to Liquid Roof...wait and see?? I put on according to their instructions..?? I will keep you posted..

I have some of that on my factory roof, but not quite as bad. I assumed too that is was a light layer of mildew. Most of it comes off with a little scrubbing, but it does take some work and it leaves a little bit of stain. Will be curious what you hear and what cleaning products work best on it.

Thanks for bringing this to our attention. It doesn't look good and I suspect that the it needs an anti fungal product added to the mix or a pre clean step that would avoid this. I know that Dicor only recommends a product called 303 if I remember correctly. Some googling on Dicor should give some results.

Thanks for the input guys...I am in conversation with the manufacture right now...they want me to bleach my roof...?? I have new awnings that I am not getting bleach anywhere near them....I will keep you posted...

Neil,

If it were my roof, I would leave well enough alone just short of a good wash job.

What you are experiencing is common, can become more visible as any TT ages, and IMO is really more of a cosmetic issue (not the TPO or EPDM material properties being compromised). The roof attracts a lot of stuff (leaves, pollutants, etc.) that can cause staining when mixed with moisture (rain, dew, snow, etc.) and allowed to dry.., thus building up over time.

A spring and fall roof washing with an application of a good UV protectant (303 Aerospace Protectant) is the best means of minimizing the black spots over time. http://www.303products.com/shop303/i...protectant.cfm

It does appear to just be stained or mold. On my last TT though which I bought used the second layer of the roof material which is black was showing through in spots. I think the previous owner may have sprayed something on there that the roof material did not like. It was only 7 yrs old at the time. Your trailer is 10 to 12 yrs old so the white layer of the roof could be getting thin, which is why I included that as a possibility. I have seen some old wore out EPDM roofs that were almost black, not just from stains but from the outer white layer wearing off.

it was all black before I coated it in Jan...some say you can leave it black and spray 303 or some rubber additive on it....this is 100% mildew and I will have to live with it..or bleach it...I agree a Mildew additive needs to be put in to the mix next time..??

also agree the roof is tight and dry no leaks...that is the biggest thing..I am just a clean freak and hate seeing a NEW nasty looking roof......

OK, so your roof was black before you coated it, recoating made it white again, and now mildew has grown on it in some spots if I understand correctly. You are right, no one will ever see it unless they are on their roof looking down! So It appears no worries
