Looking at a 2016 19BH. Is there a used trailer checklist before buying

I've put in an offer on a 2016 Jayco 19BH, the dealer hasn't accepted. I've googled around to figure out the basics on what I should look for when inspecting the trailer before signing any paperwork.

Is there a more comprehensive list of items I should look for? Are there any gotchas with this particular model I should keep an eye out for?

Water is the long term killer of a TT. Look carefully for delamination, soft spots around toilet, shower, kitchen, and the roof. Get a minimum 90 day warrantee on all mechanicals but ask for 1 year if you can get it. Otherwise discount your offer by $2k to allow for replacing a fridge, furnace, or AC in the first year after the purchase. Everything else I can think of are more easily and affordable to replace. Is this unit new or used? If new why is it still on a dealer lot?
