Roof leak 2018 white hawk 26RK

Took my trailer (purchased Mar2018) to install slide out awning and during dealer inspection he found water stains over front bedroom area and noted the roof was “springy” while he was walking on it. Is it normal for the roof to flex when walking on it? There was no obvious damage to the roof.

I assume the interior water stains and “springy” roof are roughly in the same area. If so and since your tech called the roof springy I’d suspect water intrusion may be causing some rot in the roof. If you are able to get on the roof I’d suggest walking around to see if that section feels softer (or springy) when compared to other areas of the roof. IMHO the roof seals need inspection/resealing at least annually. Eternabond tape is great for sealing these roofs, it should outlast the TT.

I have the same trailer and my roof is springy when I walk around with my 250 lbs.

You need to look at the evidence in its entirety. A little flex in a Jayco roof (which is a pretty well built structure) is not unheard of. My roof flexes a little in the area of the openings. That said, the juxtaposition of the stains and flex is very worrisome. You obviously have a leak and if it has been a hidden leak for any length of time, it could have undermined the roof structure in that area. Further investigation by a knowledgably tech is critical to the future health of your RV.

My practice is to give the roof a thorough inspection twice a year, anytime I've gone under low branches or the like that made me look twice and a cursory inspection whenever I have a need to get on the ladder. So far, so good! (Knock on wood.)

Yes the roof will flex especially between the rafters.
I'm 250 also so I try to avoid the soft spots.
