Roof Membrane

So did I hear right the new roof membrane on the Eagles are 20 year. With maintenance of course

So with a 20 year roof membrane warranty what happens if the membrane fails and exposes the underside? Contact the dealer, Jayco or membrane supplier for a warranty claim and would this result in a patch or complete replacement?

Of course. Basically the membrane needs to fall apart, delaminate, or something you can "prove" is a defect. Failure of caulking and to re-caulk as needed, does not count as a failure of the membrane.

The membrane is fine, long past the 10-13 year, or even 20 year warranty. The sticking point has always been leaking at the sidewalls where the roof and walls meet, or leaking at the vents/AC/ladder etc.

The hard part is going to be proving that there is a failure. We have a NorthPoint with some kind of delamination going on under the roof membrane. Our local dealer agrees that it should not be doing that, but Jayco has decline repair twice. Our 2-year warranty expires in a couple of months, and it feels like that's what Jayco is waiting for.

I assume you are talking thousands to replace and repair the roof. Time to consider consulting an attorney. At the very least get the inspection reports in writing, on letterheads with clear dates and signatures.

Send copies and clear letters to Jayco, not emails or calls at this point. Use return receipt requested to prove your notification of defects. Make sure the dealer is qualified and a Jayco dealer.
Consider getting a second opinion/estimate from a second source.
Good luck and keep us posted even if it takes a year!
