Water Heater Issues 2010 Jay Flight 22FB

We recently acquired a like new 2010 Jay Flight 22FB. It was slightly used for a short time as a "extra" bedroom for an older couple. Not used for camping. Stored under cover for many years. Very clean, but it has been sitting a long time.

The water heart was not working. I replaced the flame sensor and the Thermostats, and the propane side is working perfectly. However, I cannot get the electric side to heat up. I watched the usual YouTube videos and read various blogs, and so far nothing mentioned has appeared to address this issue. Generally the propane side is a culprit, but this one is NOW working great. And we can camp just fine, even better dry camping with a propane system. But I like my gear, tools, cars and RV's to work well. So I'm on a mission to fix this.

Any ideas, unique magic handshakes, voodoo, or anything else I can look at to fix this? I can fix/replace most anything on these RVs...and have. But this one has me a bit stumped.

Circuit board maybe or element? What brand is it?

I would start with the element. My old camper needed it replaced when I bought it used and worked great afterwards.

If you don't want to fire the parts bazooka at it, there are several sites that give detailed troubleshooting directions for most models of water heaters. I put a link in a thread I started a couple of years ago, but cannot find it, nor did I save the link. Google can be your friend.

Do you have a multimeter?

Have you verified the water heater 120V breaker is turned on? And have 120V to the WH? I turn mine off every time the tank is drained.

Have you placed a meter across the electric heating element? If the element was turned on when the tank is dry it WILL burn out.

Lastly, have you verified the 12V switch has power to it? May have a loose wire connection, possibly at the switch or at the WH connection.

With your 120 vac disconnected, remove one of the two wires from the heating element on the back of the water heater. Using a voltmeter set to Ohms put one test lead on each of the element connections. You should see about 14 ohms across the element. The element is easily destroyed if turned on with no water in the tank. Check Home Depot, Lowe's or Amazon for a new element.
