Three yrs old and ROOF Seals Starting to Crack

What is the best way to either change the seals on the roof or cover them with more seal stuff? Our rainy season will is around the corner.

I'm referring to the ones around the ladder, antenna, vents, etc on the roof. Dealer a few years back said to just add more seal over the original when the time comes and no need to scrape out the original. That doesn't sound right to me.

Ray's heavier, our ladder is out of warranty, so it looks like I get to do the work.

In viewing your caulk pics you definitely want to address this issue soon, those appear to be cracks/holes forming in the sealant.

There are a few options.

1. Remove old caulk and apply new Dicor self leveling sealant. Removing the old caulk will not be alot of fun.

2. Simply apply new Dicor over any areas that seem to be deteriorating and cracking. That`s what I did. That does not make me right though, but I think I`m good to go with regular inspections.

3. Probably the best and most permanent fix would be to remove the old caulk and apply Eternabond tape. This process would require quite a bit of labor, elbow grease and more cash to accomplish. Not sure you or Don want to tackle that one. I think Eagle has done some of that so he may provide more insight.

Another thought:
Since you seem to be hinting at a possible new RV purchase in the near future the Eternabond route may be overkill if not going to keep the current trailer very much longer.

As long as the existing caulk isn't showing signs of lifting-up from the roof's surface, I would just touch up over the existing caulk with some Dicor...., done that often and works just fine.

OK next question...

What prep do I need to do? Obviously wash it, but with what? Obviously let it dry, but how long to let it dry so I know it dried?

When you order, get the "self-leveling" Dicor for flat horizontal surfaces.

As far as surface prep, clean surface with a mild soapy cloth, then rinse off.., let surface dry (30 minutes) before applying Dicor. The Dicor will remain "tacky" for some time, but will eventually set up over a few days. For best results apply when you know that you won't be getting a hard rain for at least 24 hours.

I carry a tube of Dicor in my TT for just-in-case should a leak appear while camping.

That's a good idea (have extra on hand in case).

Is there a temperature concern when applying? It is dropping into the 30's recently at night.

Self-leveling... ok

The cooler night temps won't be an issue.., you can even apply the Dicor during cold or warm weather just as long as the Dicor is warm (able to flow out of the tube).

Ray picked up the Dicor today. I'm just soooooooo excited... tomorrow morning I get to scale the ladder and wash the tt roof....

Just finished washing the roof!

It's funny how I was walking ever so carefully when I started (like r-e-a-l-l-y slow!), but by the time I was finished, you'd think I was walking on the ground. I'm actually afraid of heights! It took me an hour and a half to wash it as well as gutters, all the nooks, crannies, etc.
No leaks after hitting the different seals with a steady stream of water

Now for it to dry! The front section is in the shade all day.

GREASE on the wheels!

Mainly around where the hubcap area is. Does this means that when they were "packed" the last time that they were over-greased?

-How do you clean it? That brake-dust wheel cleaner doesn't dissolve it.
-Do we need to have the wheels repacked?

My opinion is that they were overgreased the last time and this is just overflow. You will have to use something more powerful, such as naptha to clean the old grease. In olden days, I used gasoline on the tractors and my hot rods but I was young and dumb then...too risky now.

So I have this tube of Dicor goop.
-Do I just squeeze it on and spread it?
-If I spread it, do I use my finger, or some spreader thingy?
-Do I cover the whole original goop and have it spread out to the roof itself?


ON edit....

Nevermind... I found this on YouTube.... but I do have a question... do I have to use mineral spirits to clean the cracks first? Or is just the wash job ok?

OOoops? If I saturated the roof with water and used a soft brush to wash the roof as well as the seals, I more than likely have water built up in those little cracks and holes. I'm going to wait til tomorrow to apply the Dicor, but should I use some of that 'canned air' to blow out any residual water

A basic wash job will be fine.

For best results the cracks should be free of any moisture..., even using a dry cloth to absorb any remaining moisture.
