Difficult to put a price on a 20 year old unit without seeing it, but this might be the best market time-frame to negotiate your best price.

Note: A small leak can have an expensive root cause ($$$$).

It’s a good time to sell used — if your rig is well cared for. Do some web searching and you’ll get a feel for comps. One friendly word of advice: Saying your trailer is in “excellent condition” with a small leak is a little like saying you’re in excellent health with just a bit of cancer. If the leak is minor, you may want to spring to get it fixed — then you can say it’s “excellent” with a clear conscience. You’ll likely be money ahead.

I can't think of any word that would cause a buyer to run away faster than leak.

This may be the best time to sell. Spring in around the corner. Prices are at an all time high.

small leak, big problems?

Agree on the "small leak" issue. If I see any water damage I would pass on any RV unless I could check it very closely. If it's showing water inside it can have extreme damage internally. Being a older unit it may have a big problem. Bought an older used MH, (73Jayco leprechaun!) allways stored inside, great shape, with visible water damage on panelling. Opened it up, 8 totally rotten wall studs and a sill plate in overcab bunk right side. Drove me nuts trying to find that leak. Finally found a window leaking 12' away and it was running through the wall that far.
Side note- Used RV shopping at Camping World. Nice looking used 5er. Small discolored spot on rear wall. DW touched it lightly with finger and it went through the paneling. Exterior underneath the unit was covered with a black woven fabric moisture barrier and at the rear is was sagging about 12" and filled with water. I questioned if this unit was actually inspected as they stated. Salesman acted like it's no big deal, we will fix it for you. I will never do any business with Camping World ever.

A more direct answer based on the generic description and it being a small leak, $12,000 in today's market.
