Rubber Roof treatment
What exactly are we supposed to do each year with our roofs?
All I know is that the local CW charges $300 to do it...
Can I do it on my own?

All you are "supposed" to do is inspect the caulked seams where the roof meets the walls. You can do that for as cheap as $15 for a tube of caulk. You can wash the roof if you want, just make sure to use an approved product, no citrus based stuff, no solvent stuff etc.
Then you just need to inspect the roof and make sure there are no tears in the membrane. $300 is almost entirely profit for the dealer. Do it yourself and spend that money on fuel and a weekend camping trip somewhere.

I typically don't wash my roof because I don't want dawn or anything else taking off the wax on the sides of my trailer. The trailer also does not spend a ton of time under trees so it stays SORT of clean.
Other than that you inspect the caulking at the seams and around vents or skylights and that's pretty much it.

If you are comfortable climbing on the roof, inspect every inch of every seam and look for cracks or tears. Seal with Dicor self leveling caulk per manufacturer's instructions.
Many suggest a different type for the seams around skylights.
Save your self the money because they won't do as through a job as you will, bet on it!

I would say save your money ! as some people said check the sealant, add some if necessary, the roof is fine by itself

I dont know what CW actually does for their $300 service, but if they do it correctly it is worth $300.
I rotated these pics from every position on my pc, they still posted sideways?
The recommended cleaner and the recommended treatment. This is not including the roof paint sealer if your unit needs it. There are some really good paints available now if your roof needs it. Some claim they help AC unit 10-20%? As stated the Dicor self leveling caulk is some awesome stuff to seal around vents, edges, and etc.. any possible leak or existing leak.
Some use spic and span, plain water hose psi, some use pressure washer, whatever just use a brush and some cleaner if nothing but some Dawn dish soap.
I have neglected mine for few years so it is going to get a really good cleaning and sealing.

It certainly isn't needed for all, but I full time and was always worried about a rubber roof leak and my solution in January 2016 was rvroof.com. There are way too many places on a rubber roof to leak with all of the caulking involved not to mention the rubber membrane itself. And a small leak unnoticed for a long period can destroy an RV.
I did have a leak that was caught early and believe it or not it wasn't one of the dozens or feet of caulking, it was failure of the membrane itself. Water was leaking through the membrane. Now I don't have the rubber membrane or ANY caulking. And don't believe the 12 year warranty on new rubber roofs. With a failure of my membrane at 5 years the warranty coverage that was offered was $227.00. What is joke.
Sleeping is much more enjoyable for me now without worrying about where the water is coming in.

I have no idea what a "paint sealer" is for the rubber roof...

Personally I would use Eternabond tape once and never need to worry about it again...

$170.00/linear ft. Not cheap, but a lot cheaper than a destroyed RV due to a leak. And no more checking dozens of feet of caulking, scraping old caulking out, and resealing. I had mine done in Madison, MS in January 2016.
Ready to roll. Wash when needed with Dawn. Nothing else required.
