rainwater leak at max air vent

Have a water leak at the front of our max air vent. The seal/caulk seems soft and intact. The seal where the lid closes does seem dried out. Could this be it or if so is the weather strip replaceable? Any other ideas where the leak is from? It seems to be a recent leak. Thank for any help.

I really doubt your lip cover seal is causing your leakage. The best cause is a cut in the seal around the frame or water seeping under it caulking. I would start with removing the existing caulk, Clean it with mineral spirits and then reapplying some dicor self leveling caulk. Some here say to lay roof sealant tape first but I don't.

Our roof vent (under a Maxxair) has been open all spring and summer, and no leaks even during torrential storms. Also remember that water leaks can travel from another spot, and show up in a completely different area.

Start with what DonaandDon suggested, and do detective work from there.

Wondering if this lead could be coming from the Skylight leak just a foot or so away. It leaks into the tub. Going to install a new cover for the skylight and see if that is causing both. THANK YOU SO MUCH, you got me thinking this way

I wouldn't be surprised if that's where it's coming from. We noticed a little water in our tub, a couple years ago, and it was from a small crack in the skylight, where a mounting screw was torqued down too much. We replaced it, and that solved it.
