Soft spot in roof

I just noticed a soft spot in my roof 2-3 inch’s wide where one of the ladder rungs connects to the roof. I looked inside and don’t see any signs of water damage in the kitchen cabinet on the wall or ceiling. I also noticed a small delamination spot on the side of the trailer outside wall, same side maybe a foot forward of the soft spot on the roof about the size of a silver dollar. I don’t know how long it was there, I never noticed it until now when we were washing the trailer. Anyone have any suggestions on what I should do or how to fix it?

What year/model is your TT. and is it still covered under warranty?

Can you post a couple photos of the areas in question (?)....., may assist in replies.

No it’s a 2013 Jayco 266RKS so it’s not under warranty. Not sure how to post pictures here

See if these work you can see the small bubble towards the left center of the second picture. On the first you can’t tell it’s a soft spot unless you push on it

Bobstekeur,

At first glance it appears that the grey caulking at the ladder roof mounts and along the side of the short black roof trim rail are in need of repair (new caulk).

Also, looking at the discharge end of the black gutter rail there appears to be a little 'caulk' separation at the gutter rail's 'top edge' and the short black roof trim. The caulk running along the TPO material and the top edge of the gutter rail appears to be compromised as well (right of your hand).

Compromised roof caulk is a common root cause of moisture intrusion, and moisture will travel to different places once it's found an entry point thus effecting both roof and wall structures.

If moisture is getting behind the gutter rail and/or underneath the TPO, it can cause the symptoms you described/show. Moisture behind the gutter rail can also use the gutter rail mounting screws to access the wall structure.

The soft wood roof panel (under TPO) at the ladder mounting area may require removing some the wall/roof trim rail screws so that the TPO can be folded back to determine degree of wood panel damage. OR.., (if possible) cut a small access/inspection opening in the TT's interior ceiling panel underneath the ladder mounting area in question.

Addressing all compromised roof caulking is a given.

Hopefully other JOF members will chime in with some suggestion as well.
